Upon transition, the Crescent Global Sales team was immediately deployed to drive Group business and implement strategies for off-peak periods. The team modified their strategy in 2020 to boost the capture of transient room nights while increasing rates, resulting in a 17% increase in Transient room revenue YOY. As of 2019, F&B revenues increased by $4.6M since the takeover due to the support of the Crescent F&B team. Revenues in the Golf department have increased annually since the takeover, with peak growth in 2020.

The hotel has been recognized as an AAA 4-Diamond resort, as well as the recipient of prestigious awards including 2019 Condé Nast Traveler "Readers' Choice" Winner, 2019 Golf Digest "Editor's Choice" Winner and 2020 The Knot "Best of Weddings" Winner.

Crescent was able to replace, redeploy and hire talent to create a strong leadership team. Given the hotel's minimal reliance on contract business, Crescent realized an opportunity to improve performance by further shifting the mix of business to higher-rated transient segments. In 2019, the hotel achieved a YOY growth of $990k in Retail revenue and a 19% increase in total revenues in the first full year of operations. Due to this mix in segmentation, the hotel achieved a RevPAR Index of 134% in 2020, an increase of 16% from the prior year, despite the pandemic.

Key Results
Upon transition, Crescent focused on attracting higher-rated group business and reducing reliance on city-wide groups. In the first four months under Crescent management, the hotel was awarded twice as many bookings as the previous year at a 15% increased value, boosting total revenues by 255%. The sales team achieved a 60% faster response time, resulting in a 55% increase in the RFP conversion rate. By establishing relationships with local corporate groups, the property was able to achieve higher rates and an overall increase in revenue.

Upon transition, Crescent leveraged revenue management tools and relationships to bring in ten local accounts in the first three months of management, increasing total negotiated room nights by 75%. By increasing Corporate Transient business and reducing lower-rated Opaque segments, ADR increased by $43 while maintaining stable occupancy. Through enhanced revenue management strategies, Crescent was able to increase GOP by $1.6M in 2020, despite the effects of the pandemic.

Upon transition, the Crescent team implemented robust sales strategies to improve the capture of Negotiated Corporate and Group business. This included the reduction of airline crew room nights to allow for higher-rated Group and Transient business. As a result, RevPAR increased by $25 and total revenues increased by $6.9M in the first two years. Through Crescent's F&B merchandising program, the team was able to increase F&B revenues by $2.1M in the same period.

Hotel PUR, a Tribute Portfolio Hotel

Key Results
Crescent spearheaded the brand selection, renovation, and pre-opening of the Hotel PUR, with ongoing management of the hotel since 2016. The hotel converted to the first Tribute Portfolio hotel in Canada after a $11M renovation, launching during the Marriott/Starwood merger. Crescent re-negotiated the union contract through a lockout including more favorable terms and turned around the hotel's culture. The hotel sold in 2019 for 4.5x equity and Crescent was retained as Operator. Hotel PUR is a recipient of multiple awards:
